Loan-to-Value (LTV) ratio compares a secured loan with the value of its collateral. The result is shown as a percentage. It tells how much of the asset’s value is being financed.

How Is the Loan-to-Value Ratio Calculated
A Loan-to-Value ratio changes whenever either the loan amount or accepted asset value changes.
Take a vehicle valued by the lender at ₹20 lakh. If ₹12 lakh is financed:
Loan-to-Value Ratio = (₹12 lakh ÷ ₹20 lakh) × 100 = 60%
Here, ₹12 lakh comes from the lender and ₹8 lakh comes from the buyer. The financing split is therefore 60% loan and 40% buyer contribution.
Now assume the lender reassesses the same vehicle at ₹18 lakh. Keep the loan at ₹12 lakh.
Loan-to-Value Ratio = (₹12 lakh ÷ ₹18 lakh) × 100 = 66.67%
The loan has not increased by a single rupee. The percentage rises because the lender is working with a lower vehicle value.
How the Loan-to-Value Ratio Is Used by Lenders
Loan Approval
Lenders use the ratio to check if a loan fits product rules. Every secured loan product can have its own acceptable financing limit.
A request above that limit may need a larger borrower contribution. Another option is reducing the requested loan amount.
The ratio does not measure monthly affordability. A borrower can show strong collateral coverage and still fail income checks. Lenders review repayment capacity separately from the value supporting the loan. This distinction is important before formal underwriting starts with a lender.
Risk Assessment
Collateral gives the lender another recovery source after serious repayment failure. The ratio shows how large that protection is at origination.
Consider two loans secured by properties worth the same amount. The loan with the smaller balance leaves a wider value cushion.
Asset prices can later fall. A high starting ratio leaves less room for that decline. Selling collateral can also involve legal and transaction costs. Lenders therefore examine the ratio alongside marketability and price stability.
